The Elk Valley Family Society (EVFS) and the City of Fernie have entered into a long-term lease agreement to transform the former firehall property at 692 3rd Avenue into a much-needed affordable housing project.
The Fernie City Council approved the lease in November, enabling EVFS to proceed with plans for a 44-unit apartment building aimed at supporting local working individuals and families. The project will also include 3,000 sq. ft. of commercial space on the ground floor, with 700 sq. ft. dedicated to EVFS operations.
Preparations are already underway, with EVFS submitting development and minor variance permit applications. A building permit application is expected to follow in January 2025.
Demolition of the former firehall is scheduled for spring 2025, and construction is anticipated to begin by May 2025 at the latest. The project is expected to take less than two years, with completion projected for February 2027.
The five-storey apartment building will offer 44 rental units tailored to meet the needs of Fernie’s workforce. Approximately 25% of the units will have rent set at less than 80% of the B.C. median market rent, providing affordable options for local residents.
In addition to housing, the development will include both surface-level and underground parking, ensuring convenience for tenants and visitors. The commercial space on the ground floor will provide opportunities for local businesses to thrive in a central location.
The project is being developed with support from New Commons Development, Zeidler Architecture, and North Mountain Construction. Funding is being pursued through multiple sources, including B.C. Housing’s B.C. Builds program, Canada Mortgage and Housing Corporation’s Affordable Housing Fund, and Columbia Basin Trust.
This development is a significant step forward in addressing the housing challenges faced by Fernie’s workforce. By creating affordable rental units and commercial opportunities, the project aims to enhance the city’s livability while supporting individuals and families who contribute to the community.
