The City of Fernie is partnering with the Elk Valley Family Society (EVFS) to transform the old Firehall site at 692 3rd Ave into a mixed-use development, enhancing downtown and addressing housing needs.
This project aims to offer commercial space on the ground floor and long-term rental units above, including studio, one, and two-bedroom apartments catering to various income levels. Mayor Nic Milligan expressed strong support, highlighting the alignment with the City’s Strategic Plan to utilize City-owned property for improving affordable housing and diversifying housing options.
Council has approved EVFS to proceed with predevelopment activities and funding applications. The proposed building, still in the early design phase, is anticipated to offer affordable and diverse housing options. Since the fire services relocated to Railway Ave, the old Fire Hall has been mostly vacant, used occasionally for storing City equipment.
Upcoming site assessments, including geotechnical investigations, will commence soon. If the site is deemed suitable and funding is secured, the City plans to support the project through a long-term lease of the property. A rezoning application for mixed-use development is expected to be reviewed by the Council in June.
This initiative reflects the City’s commitment to revitalizing underutilized areas and providing much-needed housing solutions for the community.
